Job Description
The Superintendent directs day-to-day operations of the construction site, while adhering to and enforcing the schedule, performance of each subcontractor, conformance to the project budget, compliance with the plans and specifications, enforce strict safety practices, site cleanliness and overall production.
Key Responsibilities
- Direct the day-to-day coordination of all trade’s contractors and their sub-contractors to ensure they turn out high-quality work that meets the approved project schedule
- Develop, document and communicate the work plan regarding changes made in the field
- Maintain a thorough understanding of contract documents to be able to plan ahead and anticipate potential problems before they arise
- Obtain or verify that the subcontractors obtain all necessary permits for construction purposes
- Act as primary safety representative in the field and enforce quality control policies
- Establish credibility among owners, trade contractors, unions etc. by maintaining a fair and trustworthy environment
- Lead contractor meetings on a regular basis
- Maintain daily reports and documentation using Procore
- Create, manage and adhere to update the project schedule: create and implement contingency plans when necessary
- Communicate schedule status, updates and changes to Project Team and Trade Contractors
- Plan, coordinate and manage jobsite logistics
- Oversee project quality plan and implement necessary changes
- Resolve jurisdictional disputes
- Conformance to the project budget and be in compliance with the plans and specifications of the project.
- Enforce strict safety practices, site cleanliness and overall production.
- Respond to RFI’s and/or submittals
- Review monthly invoices from subcontractors through Textura
- Attend monthly draw meetings with lenders/inspectors
Qualifications
Experience/Education
- BS or MS degree in Engineering or Construction Management
- 5+ years experience on $15 million or larger multi-family apartments construction projects in a Superintendent role with a general contractor or real estate developer.
- MEP experience is highly preferred
- Or equivalent combination of education and experience
Knowledge, Skills & Abilities
- Strong leadership skills
- Excellent organizational skills
- Strong understanding of all trades
- Must be able to read and understand plans, specifications and subcontract agreements
- Proficient in Microsoft Project, Word, Excel, Outlook and able to schedule subcontractors in proper succession.
- Proficient in Procore and Textura
- Ability to prepare and review scopes; RFI’s and submittals
- Must have the ability to analyze problems and make sound decisions in a timely manner based on objectives, risks, implications and costs.
- Must have developed interpersonal skills including the ability to work well with diverse personalities.
- Must have a strong knowledge of OSHA policies and guidelines
