Buying Your New Home

Deciding when to move, where to live and what to purchase is one of the most important decisions you will ever make. To help ensure your experience is both rewarding and satisfying, ROEM abides by a process proven by thousands of new homeowners over the last 30 years.

The Sales Center Experience

Your first step into one of our up and coming communities will likely be at an informative onsite Sales Center. Here you will meet the community representatives who will work with you throughout your home buying experience. From model home tours to handing over the keys, these individuals will provide you with helpful resources for reviewing documentation, making finish selections, tracking your escrow and transitioning you into your new home.

Whether touring a beautifully decorated model of our available homes or experiencing them virtually, you will see our distinctive designs and commitment to quality construction. Representatives will present many community amenities and assist you in selecting the home which best suits your needs.

Upon selection of your new home, you will be provided available options offered to finish and personalize your home. From stain-resistant carpet or hardwood floors to stainless steel appliances and unique lighting packages, multiple options may be available for purchase.

The Construction Walk

A home built by ROEM isn't built in a day. Following the selection of your new home, you may have an opportunity to visit your home under construction as purchase formalities such as financing and title processing are taking place. When possible, first hand witness to the quality effort and attention to detail continuously provided will allow you to see your new home take shape. At this stage you may also see many of the options and finishes you selected with your community representatives becoming reality.

Accompanied by a construction representative, you will be able to ask questions about your home's assembly, functionality, and unique characteristics. This experience will help you understand better the way your finished home will work upon completion.

Quality Control and Testing

When construction has been completed and government inspections passed, ROEM representatives will inspect your home to better ensure all elements are in proper working condition prior to your homeowner orientation. During this exercise your appliances, cabinets, windows, doors, fixtures, and other elements will be tested against normal use and any necessary adjustments will be made.

The Homeowner Orientation

ROEM looks forward to escorting you through your new home and reviewing the functionality of its many exciting and complex elements. An important part of this extended introduction to your new home is a review of the warranty maintenance manual. Your maintenance manual will better inform you of what should be done to keep your home in the condition you receive it for years or generations to come.

It is important to come prepared to your homeowner orientation with questions about how things work and a watchful eye for any items requiring minor adjustments prior to closing. ROEM is committed to handing over the keys to home 100% ready for occupancy.

The Closing and Move-In

Following your homeowner orientation it will be only a short time before you are ready to move in and occupy your new home. ROEM community representatives will hand over the keys, answer any final questions, and welcome you to the neighborhood. Representatives will remain available to help you coordinate your move and Customer Service representatives will be available to address any post-closing questions you may have.

Follow Up and Warranty

Your new home is covered by a limited construction warranty to further assure your new home lastingly exceeds industry standards for quality construction as you perform regular required maintenance. During this period, Customer Service representatives will set aside time to follow up with you by phone or in person at 30 day, 6 month, and 11 month intervals after closing to answer any questions or perform any warranty-related work.

As you get situated, you will become more familiar with your surrounding amenities. In many communities, a professionally managed home owners association will become a primary resource for interaction and involvement in your new community.
