Brookwood Terrace is a new construction, affordable multi-family apartment community located in San Jose, California. The 1.92-acre site consists of three stories of construction and provides 84 affordable residential units above a one-level subterranean parking garage with 150 spaces. Although Brookwood Terrace is of contemporary design, the exterior is comprised of earth-toned wood and stucco elements. This community features a computer room, a library, and multi-purpose recreation room.
Brookwood Terrace is an environmentally-sensitive development, using sustainable building methods and incorporating environmentally-friendly features designed to ensure its long-term energy-efficiency and sustainability. To this end, Brookwood Terrace will pursue certification under the USGBC's LEED Green Building Rating System.

Cedar Gateway is a 65 unit affordable apartment community that integrates homes for 23 mentally disabled seniors and individuals with 42 affordable family units. In addition to housing, the project includes street level neighborhood serving retail, and a level of public parking. In conjunction with the development, the San Diego Redevelopment Agency has purchased and will renovate the historic Saint Cecelia's Chapel on 6th near Cedar.
Cedar Gateway is a contemporary building rising five to seven stories above subterranean parking. A five story element is capped by a landscaped "eco roof" that overlooks Cortez Hill. Amenities include outdoor recreation areas, a large community room and a computer learning center.

Dana Strand Senior Apartments is a new construction, affordable senior apartment community located in the county of Los Angeles, California. This community will consist of three stories of high-quality Type V construction and will provide 99 affordable residential units, one manager's unit and 82 parking spaces, all of which are built on grade.
Dana Strand Senior Apartments represents an environmentally-sensitive development, constructed using sustainable building methods and incorporates a number of features designed to ensure its long-term energy-efficiency and sustainability.
Dana Strand is of traditional Spanish design; the exterior comprises of earth-toned stucco elements so as to be consistent with many of the older single-family residences in the surrounding neighborhood. This community offers a wide array of resident services, including computer classes, ESL classes, and resident events, as well as a computer center, a community room and energy-efficient appliances.

Dittos Family Apartments is a new construction, affordable multifamily apartment community located in Los Gatos, California. Dittos will be a pedestrian oriented project that will rival any market rate apartment community. It will feature a high quality architectural design maximizing the unique physical setting blending seamlessly with the existing surroundings. 32 affordable rental apartments will be comprised of 16 one bedroom units and 16 two bedroom units. The units will be broken into two blocks of buildings that will be a total of three levels high. All buildings will feature enclosed garages on grade. One building will house units in two levels over tandem parking. The second building will house single stall parking and flat style units at ground level and two additional levels of units. The community will feature the following amenities: a community room with kitchen and a bar style counter area; an internal park space with lush landscaping including BBQ, seating areas, and a play structure. Additionally, there will be a pedestrian connection to both College Ave and the public trail system to the west of the property. All parking will be on surface level in garage, carport and uncovered configurations. ROEM intends to pursue green building certifications such as GreenPoint Rated and/or LEED.
Fresno "Transit Village" TOD

The Palm View Gardens Senior Apartments is a component of the Fresno "Transit Village" TOD Project which is envisioned as a unique opportunity to provide affordable senior housing, integrated with Fresno's new transit center and a neighborhood park. The independent components of the development have a synergistic relationship to each other, creating a Village environment as a whole that is greater than the sum of its parts.
Located at 5070 East Kings Canyon Road, the 3.46-acre Palm View Gardens consists of 133 residential living units in two mid-rise buildings with 96 surface asphalt concrete parking spaces. The buildings range from 2 to 4 stories of Type VA wood frame construction on a concrete slab foundation. Project amenities will include two large landscaped courtyards with BBQ and seating areas, a community room with kitchen and library, a computer center, fitness room, laundry facility, and vegetable garden areas. Other project amenities include restricted access, surveillance cameras, and on-site management. Palm View Gardens will be an environmentally-sensitive development. The project will be constructed using sustainable building methods and will also incorporate a number of 'green' features designed to ensure its long-term energy-efficiency and sustainability. To this end, Palm View Gardens will be pursuing certification under the Fresno Green and/or the Build It Green programs.
The project site is also located in a Qualified Census Tract thus making the development eligible for a 30% increase in low-income housing tax-credits.
Mt. View Downtown Family Development

Located at the southeast corner of Franklin Street and West Evelyn Avenue, the Downtown Family Development is designed to provide an affordable community for its residents while enhancing the existing neighborhood. The three and four story building wraps itself around a secure landscaped courtyard, which acts as an outdoor extension of the community room with pedestrian access to West Evelyn and the Alley.
The architectural style of the project utilizes a traditional Mediterranean uniform color scheme with contrasting materials and details with subtle punches of accent color. The community amenities includes a large community room with fireplace; library with seating area; an entertainment area with flat screen television; a full size kitchen with bar style counter seating; a homework center with computers; a fitness room; laundry rooms; and ample sized storage closets for each unit to store bikes and other items.
The residential courtyard has a variety of spaces for the enjoyment of the residents, including a dining terrace with outdoor BBQ, children's play structures, seating areas and picnic facilities, and fitness stations. These spaces are well integrated into a generous garden setting, providing shade and an attractive buffer for the neighboring residences. Decorative planters are placed near the residences to provide color and privacy near the patios and bedrooms, creating an intimate scale to the garden. Lighting on the residential podium will have shielded light sources with sharp photometric cut-offs to minimize glare and direct light onto the garden and plaza areas, creating a warm and inviting space for the residents to enjoy.
We will be pursuing both GreenPoint Rated and LEED for midrise homes.

Orvieto Family Apartments ("Orvieto") is a new construction, affordable multifamily apartment community located in San Jose, California. The 1.72-acre Orvieto site is located at the Southeast corner of Montecito Vista Drive & Goble Lane - approximately 3 miles South of the San Jose's downtown core. The project will consist of four stories of high-quality Type I/VA construction and will provide 92 affordable 1, 2, and 3-bedroom residential units above a one-level semi-subterranean parking garage with 163 spaces. Project amenities will include a large contiguous landscaped courtyard with BBQ, tot lot and seating areas, a community room with kitchen and library, a computer center and a fitness room.
The development is the second phase of Montecito Vista Urban Village, a 29.5-acre master-planned community which, when complete, will include 8 distinct phases comprising condominiums, apartments and attached townhomes. The community will also include a 2-acre public park and 18,000 square feet of retail. Orvieto Family Apartments will represent an environmentally-sensitive development. The project will be constructed using sustainable building methods and will also incorporate a number of 'green' features designed to ensure its long-term energy-efficiency and sustainability.

The Village at Broad Street Family Apartments ("Village at Broad Street") is a new construction, affordable multifamily apartment community located in San Luis Obispo, California. The 2.73 acre Village at Broad Street site is located at 2201 Emily Street - approximately 0.75 miles south of the historic San Luis Obispo's downtown core. The project will consist of three stories of high-quality Type VA construction and will provide 42 affordable residential units with surface parking. There will also be approximately 7,500 square feet of ground floor retail.
With its close proximity to both the historic Downtown core and to neighborhood services and amenities, the site is ideally suited for infill residential development.
