Dittos Family Apartments is an affordable multifamily apartment community in early planning stages located in Los Gatos, California. As is signature to all ROEM affordable projects, Dittos will rival any market rate apartment community. The proposed design features a distinct Los Gatos character with high quality architectural materials. The unique physical setting of the Dittos community will be showcased by a siting which nestles buildings into the hillside to maximize open space and maintain surrounding views to the Los Gatos Creek riparian way.  The project's proposed 32 affordable rental apartments will be comprised of 16 one bedroom units and 16 two bedroom units in two buildings that will be a total of three levels high and feature enclosed garages at grade. The community is currently designed to include the following amenities: a community room with kitchen and a bar style counter area; an internal park space with lush landscaping including BBQ and seating areas, and an onsite laundry room.  ROEM intends to pursue green building certifications such as GreenPoint Rated and/or LEED.

Fresno "Transit Village" TOD

The Palm View Gardens Senior Apartments is a component of the Fresno "Transit Village" TOD Project which is envisioned as a unique opportunity to provide affordable senior housing, integrated with Fresno's new transit center and a neighborhood park. The independent components of the development have a synergistic relationship to each other, creating a Village environment as a whole that is greater than the sum of its parts.

Located at 5070 East Kings Canyon Road, the 3.46-acre Palm View Gardens consists of 133 residential living units in two mid-rise buildings with 96 surface asphalt concrete parking spaces. The buildings range from 2 to 4 stories of Type VA wood frame construction on a concrete slab foundation. Project amenities will include two large landscaped courtyards with BBQ and seating areas, a community room with kitchen and library, a computer center, fitness room, laundry facility, and vegetable garden areas. Other project amenities include restricted access, surveillance cameras, and on-site management. Palm View Gardens will be an environmentally-sensitive development. The project will be constructed using sustainable building methods and will also incorporate a number of 'green' features designed to ensure its long-term energy-efficiency and sustainability. To this end, Palm View Gardens will be pursuing certification under the Fresno Green and/or the Build It Green programs.

The project site is also located in a Qualified Census Tract thus making the development eligible for a 30% increase in low-income housing tax-credits.

Franklin Street Family Apts.

Franklin Street Family Apartments is a new construction, affordable multifamily apartment community located in Mountain View, California. Franklin Street Family Apartments represents an environmentally-friendly development, constructed using sustainable building methods and will include energy conservation features such as solar photovoltaic panels, water and energy efficient appliances and fixtures. Franklin Street Family Apartments is of traditional Mediterranean design with subtle accents of color and will remain consistent with many of the surrounding neighborhood residences.
